While Building Permits are oriented to the structure, ZONING related permits are oriented to the LOT and the proposed USE of the lot.

ZONING DISTRICTS
The City of St. Clair is divided into five (5) Zoning Districts:
Residential Agriculture District (R-A)
General Residential District (R-1)
Central Business District (B-1)
Business Light Industry District (B-2)
Industrial District (M-1)
Each Zoning District has its own set of regulations (performance standards, setbacks and lot requirements), as well as, Permitted Uses and Conditional Uses.
ZONING COMPLIANCE REVIEW
When a Building Permit Application is received, it is not only reviewed to ensure that the project complies with the State Building Code, but it is also reviewed to ensure that it complies with the performance standards, setbacks, lot requirements, and uses set forth in the City Zoning Ordinance.
For many projects, it is apparent during this review process that the project meets all zoning requirements and no further zoning action is needed. In other instances, a Variance, Conditional Use Permit or other Zoning action may be required prior to approval of a Building Permit.
