CONDITIONAL USES
DEAL WITH THE PROPOSED USE OF A LOT and
THE AFFECT THE USE WILL HAVE ON THE NEIGHBORHOOD 
 
Conditional Uses are oriented toward USE.  How will the lot be used and how will such use affect the neighborhood, the Zoning District, and the community as a whole.


A Conditional Use Permit is required when a proposed USE is not a 'Permitted Use' within the Zoning District, but a use that may be allowed with certain conditions imposed.  


Conditional Use Permit requests are acted upon by the City Council following the required Public Hearing.

PERMITTING CONDITIONAL USES


Conditional Uses are uses that may be permitted within certain Zoning Districts if they meet specified standards and criteria and are not detrimental to the District.  They are permitted only when the public welfare will be served and the appropriate use of neighboring property will not be substantially or permanently injured or affected.

In permitting a Conditional Use, the City Council may impose any conditions which they considers necessary to protect the best interest of the surrounding neighborhood or community as a whole.



PUBLIC HEARING REQUIREMENT


A Public Hearing, with at least ten (10) days published notice and at least ten (10) days written notification to all property owners within three hundred and fifty feet (350') of the subject property, is required prior to any City Council action on a Conditional Use Permit request.
