BUILDING & ZONING
BUILDING PROJECTS IN THE CITY OF ST. CLAIR MUST CONFORM TO BOTH THE STATE BUILDING CODE and THE CITY OF ST. CLAIR ZONING ORDINANCE.
A permit is required for almost all building projects in the City. Permits generally fall into 2 categories Building Permits and Zoning Permits.
BUILDING PERMITS
Building Permits deal with BUILDINGS and SRUCTURES.
Building Permits ensure that buildings and structures are constructed to an appropriate standard, are safe for the use intended, and comply with the State Building Code.
Building Permits are reviewed and approved by the City Building Inspector.

ZONING RELATED PERMITS
Zoning Related Permits deal with the LOT and the USE or PROPOSED USE of the LOT. Zoning related permits ensure compliance with regulations relating to setbacks, bulk/size, lot density, height, lot coverage, and other lot requirements set forth in the City Zoning Ordinance.
Some zoning related permits, including Variances and Conditional Use Permits, require a Public Hearing and are reviewed and approved by the City Council.

SUBDIVISION ORDINANCE
In addition to the City Zoning Ordinance, which regulates Building and Zoning, the subdivision of land is regulated under the City Subdivision Ordinance.

FILLING, EXCAVATING and GRADING
The City of St. Clair requires a permit prior to land filling, land excavating and/or grading activities.
